District Manager

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Supervision of Facility Managers to Encompass – Approximately 65%

  • Recruit, hire, develop and retain an engaged team of high-performing property managers through ongoing coaching and leading by example
  • Continuously train managers in facility management procedures, sales, telephone techniques, customer service, accounts receivable collection, maintenance, expense control, etc.
  • Spend one to two days per month at each assigned facility with a minimum of one visit per month
  • Monitor the physical condition and appearance of facilities and recommend improvements and repairs when appropriate
  • Work with the managers to complete the Action Items List according to due dates, and in accordance with authority guidelines, as well as maintenance standards and pricing
  • Respond to customer inquiries in a timely manner and address their concerns quickly
  • Review and approve time sheets and follow up on discrepancies and unnecessary overtime
  • Review QB transactions and Bank Deposits on a weekly basis
  • Review weekly and monthly operations and financial reports and follow-up on unusual trends or variance from budgeted results
  • Perform quarterly audit on each facility and submit to the home office by July 1st and January 1st
  • Conduct semi-annual property manager meetings
  • Complete annual employee evaluations

Marketing – Approximately 15%

  • Develop a local marketing plan for each facility and follow-up on manager's implementations. Visit competitors twice per year with one of these visits to include the property manager.

Unit Mix/Pricing – Approximately 15%

  • Review unit mix/pricing compared to competitors and make appropriate conversions and price adjustments with supervisor's approval

Home Office Follow-Up – Approximately 5%

  • Follow-up on requests for information from the home office
  • Other duties as assigned by supervisor

QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Employment with Sentry Self Storage is contingent on successful completion of a background and drug screening. Employees must have a current driver's license and must be able to travel to a number of properties.

EDUCATION and/or EXPERIENCE: A High School diploma/GED equivalent and at least two years of related experience and/or training in direct sales, retail and/or customer service is required. Leadership skills and experience supervising others is required. Preference is given for college work or degrees.

LANGUAGE SKILLS: Incumbent must have the ability to write routine reports and correspondence, use a computer, and present information to groups of managers, clients, customers, and the general public in English. Ability to read and interpret documents such as safety rules, operating/maintenance instructions, and procedural manuals in English is required.

REASONING ABILITY: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form and the ability to deal with problems, new challenges and change is necessary.

WORK ENVIRONMENT: The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. The employee will generally split time between an office environment and outside work tasks. These outside tasks may need to be performed in either extreme cold or extreme heat. The employee must be able to bend, twist, and lift, up to 30 lbs. The noise level in the work environment is usually moderate.
